What your home is really worth today

A valuation is not a promise or a flattering number. It is a range that comes from real deals in your area, plus an explanation of what moves it up or down. Free, even if you decide not to sell.

Why the right price is the biggest decision of the whole sale

The asking price decides who ever sees your listing. You only get to set it wrong once.

The first two weeks are the most valuable

A new listing goes straight in front of everyone watching that area. If the price is off at that moment, the readiest buyers have already moved on.

Too high a price sells the neighbour's flat

A property priced above the market sits still and becomes the comparison that helps somebody else sell. In the end the price has to come down anyway, but now from a weaker position.

Too low a price is expensive too

A quick sale feels good until you find out an identical flat went for ten thousand more a month later. The range has to hold up at both ends.

A long time on the market raises questions

Buyers can see how long a listing has been up, and they start looking for the hidden flaw. Every idle week weakens your negotiating position.

What actually moves the price

Six things I go through with every property. Everything else sits around them.

01

Location

Not just the district, but the street, the building and what you see from the window. Two flats of the same size in the same area can differ in price by tens of percent.

02

Condition

The state of the flat itself and of the building: roof, pipework, facade and whether the housing association has a renovation loan or a renovation plan. Buyers price those costs in.

03

Floor and layout

The ground floor and the top floor move differently from the ones in between. A walk-through room, a balcony, a lift and a storage unit change the value of the same square metre more than people expect.

04

Energy label

The label affects both the heating bill and the terms on which a buyer can get a loan at all. A poor class narrows the pool of buyers immediately.

05

Market conditions

Euribor, lending terms and how many similar properties happen to be on the market. The same flat is worth different money in a different market.

06

Timing

The season, the housing association's meeting calendar and your own deadline. If the sale has to be done by a certain date, that is part of the pricing strategy.

A calculator and a broker answer different questions

An automated valuation is a fine place to start. It simply does not know the things a buyer sees in the first five minutes.

What gets looked at Automated valuation Broker's valuation
Source data Floor area, number of rooms and the average price per square metre in the area The same, but compared against specific recent deals in your building and on your street
Condition of the property Unknown. It assumes average I come out and look over both the flat and the building
Building and housing association Not taken into account Renovation loan, renovation plan, roof, pipes and decisions taken at meetings
Layout and floor Usually not distinguished Floor, lift, balcony, storage, parking and which way the windows face
Result One number with no reasoning A price range with an explanation of what moves it up and down
What next You decide on your own You also get a recommendation on the sensible next step and the timeframe to plan for

Use a calculator freely to get a first sense of direction. Before you put a price in a listing, that number is worth checking.

Jan-Erik is a very capable and fast broker.

How the valuation comes together

Four steps, usually within one working day.

  1. You send the details

The form takes a couple of minutes. Photos help, but they are not required.

  2. I go through the market

I compare your property against recent real deals, not the prices people ask for on a portal.

  3. You get a range with the reasoning

It says both the number and where that number comes from.

  4. If needed, I come out

The most accurate price comes once I have seen the property with my own eyes. That is free too.
