A good tenant is worth more than a good rent

One wrong tenant can swallow a whole year of income. That is why the most important part of this service happens before the contract: the checks, the right questions and an honest choice.

Who this is for

Letting is simple until the moment something goes wrong. That is when the preparation counts.

  • You have a flat standing empty.
  • You are moving abroad or to another city and the home is left waiting.
  • You bought a flat as an investment and want it earning straight away.
  • Your last tenant left badly and you do not want that again.
  • You do not want to take calls in the evenings or run viewings yourself.

What the service covers

From setting the rent to handing over the keys.

01

Setting the rent

I look at what similar flats actually let for, not at what is being asked. A rent set too high means empty months.

02

Preparing the flat

I tell you what is worth sorting out before letting, and I arrange the photography.

03

Listing and marketing

Property portals, social media and my own list of interested tenants.

04

Viewings

I arrange and run them myself. You do not have to turn up or watch the phone.

05

Tenant background checks

Every candidate goes through the same checks. Only the ones who pass reach you.

06

The tenancy agreement

A written contract covering the term, the deposit, the utilities, repair obligations and the terms for ending the tenancy.

07

Handover

A handover report with meter readings and photos. That report is exactly what counts if there is ever a dispute.

How I check a tenant

Being likeable is not a criterion. I check the facts and ask the awkward questions myself.

If a candidate does not pass the checks, I tell you why. The final choice is yours.

A contract that protects the owner

Nobody wins with a verbal agreement. A written contract means both sides know the rules, and any dispute is settled on paper rather than from memory.

How long it takes

At the market rent, letting moves faster than selling.

Listing live 2–4 days From the meeting through the photos to the listing.
First viewings First week I group the interested tenants together so the viewings do not drag on.
Tenant found Usually within a couple of weeks Assuming the rent is right for the market.
Contract and keys Right after the checks Contract, deposit and handover report on the same day.

A very hard-working broker. 10/10.

The questions that come up every time

My average so far is 45 days from listing to deal. The real timeline depends on the price, the location and the condition of the property. The biggest factor is the starting price: a correctly priced property gets interest in the first weeks, an overpriced one sits for months and still sells for less in the end.

I compare your property with deals that have actually taken place in the area and take into account the condition, the floor, the layout and the state of the building. Asking prices in the portals show expectation, not the market. You get a price range with the reasoning behind it and an explanation of what moves it up or down.

Usually not. A major renovation does not come back in the sale price. Small things do: cleaning, clearing out the excess, neutral lighting and fixing the little faults. At the viewing I tell you exactly what is worth doing and what is a waste of money.

That is information, not bad luck. If there are no viewings and no calls in a couple of weeks, either the price or the presentation is off. We go through the numbers together and change what needs changing. Waiting quietly is the most expensive option there is.

Because the seller's broker represents the seller. His job is to get the best result for his client. As your representative, I look at the price, the documents and the contract terms from your side and negotiate the deal in your interests.

All questions

Let your flat without the headache

Tell me what the flat is and where it is. I will give you a realistic rent and tell you how quickly I think it will find a tenant.

I usually reply the same day.
