Jan-Erik Joost with a young family and their child at the notary's office after the deal

Deals at the notary · 2024–2025

On your side of the table

The selling agent represents the seller. When you are the one buying, it is worth having someone who looks at the price, the documents and the contract from your side. That is the work I do.

Who this is for

Buyer representation pays off when the search is long or the stakes are high.

  • You are buying your first home and want every step explained.
  • You do not have time to comb through the portals every day.
  • You are after something specific — the area, the school run, the floor, parking — and the usual listings do not fit.
  • You are buying as an investment and want the numbers to work, not just the view.
  • You are selling your current home and buying a new one, and the two deals have to line up in time.

What the service covers

From the search to the keys, one person the whole way.

01

Mapping out the search

We put on paper what is essential, what is a bonus and where the real ceiling of your budget sits once the extra costs are in.

02

Filtering the properties

I go through the portals, the internal Uus Maa information and my own contacts. You get a list where every property already comes with a reason.

03

Pre-viewings

Where it helps, I go and see a property before you do, so you do not spend your evenings on places that looked better in the photos than in real life.

04

Background work

I check the land register, the state of the housing association and its renovation loan, the energy certificate and what is due to happen to the building in the coming years.

05

Assessing the price

I tell you whether the asking price makes sense on the market and where the room to negotiate is.

06

Negotiations

I make the offer on your behalf and negotiate the terms. Price is only one part — deadlines, furniture and the handover matter just as much.

07

Through to the deal

I coordinate between the bank, the notary and the seller, go through the contract with you beforehand and am there at the signing.

How the search works

No daily stream of links. Only what matches what we agreed reaches you.

  1. The meeting

We talk through what you are really looking for and what is realistic at that budget.

  2. The search profile

I write the criteria up and send them over for you to check. If something is off, we fix it straight away.

  3. Filtering

I go through the new listings every day and contact sellers and agents myself.

  4. The shortlist

You get a couple of properties at a time with their pros and cons, not twenty links.

  5. Viewing and decision

We go together. When the right one turns up, we move fast — good properties do not wait.

Properties that never reach the portals

Some homes change hands before a listing ever goes up. They move between brokers and inside the Uus Maa network. If I know exactly what you are looking for, I can get you into that circle. I cannot promise your home will come from there — but you will see a far bigger share of the market.

  • Internal information from Uus Maa brokers before a public listing
  • Sellers who do not want a public listing
  • My own clients who are planning to sell in the coming months

How long it takes

The length of the search depends on your criteria. The rest moves quickly.

Meeting and search profile Within a couple of days Straight after our first conversation.
First properties First week From the portals and from the network.
From search to offer Depends on the criteria The narrower the brief, the longer it takes. I tell you honestly if a search is unrealistic.
From offer to notary Usually a couple of weeks A deal with a bank loan takes longer than a cash purchase.

What mattered most to me was being able to rely calmly, throughout the whole sale, on the person I was working with. Jan did not let me down — the work was faster than I expected and effective at the same time, every agreement held, and the communication was clear and direct.

I particularly value how well Jan communicates, and his friendly, supportive and genuinely caring attitude. I recommend him 10/10.

The questions that come up every time

Because the seller's broker represents the seller. His job is to get the best result for his client. As your representative, I look at the price, the documents and the contract terms from your side and negotiate the deal in your interests.

Some deals happen before the public listing — between brokers and inside the Uus Maa network. If I know exactly what you are looking for, I can get you into that flow of information. I cannot promise your home will come from there, but you will see more of the market than from the portals alone.

For every candidate I check identity, employment and the stability of their income, payment defaults and previous rental history. We also go through who will actually be living in the flat and for how long. Only those who pass the checks reach you.

The Law of Obligations Act allows a deposit of up to three months' rent in a residential tenancy agreement. The exact sum is a matter of agreement. We put the amount, how it is held and the conditions for returning it into the contract, so there is no dispute when the tenancy ends.

The first conversation is free. If it turns out you can manage on your own, I will say that too.

I usually reply the same day.
