Sell with the price and the timing under your control
Most sales do not fall apart because of the market. They fall apart because of the wrong asking price, weak photos and silence. My job is to solve those three things and keep you in the picture all the way to the notary.
Who this is for
I work best when the sale matters to you and time counts.
- You have a flat or a house in Tallinn or Harju County and a plan to sell it.
- You want to know a realistic price, not the prettiest number.
- You are selling in order to buy a new home, and the two deals have to line up.
- You have tried selling yourself and the listing has gone quiet.
- It is inherited property or joint ownership, with more than one decision-maker.
What the service covers
Everything below is included in the fee. Photos, listings and viewings are never invoiced separately.
Market analysis and pricing strategy
I go through the real transactions in your area, not the prices asked on the portals. You get a price range with the reasoning behind it, and a clear picture of what happens if you start higher or lower.
Preparing the property
I tell you honestly what is worth sorting out before the photos and what is not. Small things are usually enough — you do not need a full renovation just to sell.
Professional photography and video
A photographer, a floor plan and, where it helps, video or a virtual tour. A buyer's first decision happens on a phone screen in three seconds.
Listings and targeted marketing
Property portals, the Uus Maa network, targeted social media advertising and my own list of active buyers.
Viewings
I run the viewings myself, one to one or as open viewings. You do not have to be there unless you want to be.
Feedback and reporting
You hear regularly how many views, calls and genuine enquiries there have been, and what those numbers say about the price.
Negotiations
I negotiate the price and the terms in your interest. Reservation agreement, deadlines, furniture, handover date — all of it in writing.
Documents and the notary
I check the documents beforehand, not at the notary's desk. I deal with the notary, the bank and the other party, and I am there at the signing.
Handover
Meter readings, keys, handover report. Only then is the job done.
The selling process
I am there for you throughout the sale. Five steps that are the same for every property.
-
Step 1 / 5 — Meeting and mapping your goals
I come to you, look the property over and we talk through your goals, your timeframe and your expectations.
-
Step 2 / 5 — Market analysis and pricing
I analyse the market, compare similar deals and put together a strategic price.
-
Step 3 / 5 — Preparation and professional presentation
We put the sales materials together, arrange professional photography or filming and prepare the property so that it speaks to the right buyers.
-
Step 4 / 5 — Active marketing and sale
The property reaches targeted channels. I run the viewings, deal with interested buyers and keep you informed throughout the process.
-
Step 5 / 5 — Negotiation and a completed deal
I represent your interests in the negotiations, coordinate with the notary, carry out the pre-purchase checks and see the deal through to the end.
What it costs
We agree the fee before the work starts and put it in the contract. You know the exact number before you sign anything.
- The fee depends on the property, the price bracket and how much work it takes. I give you a specific number at our first meeting.
- The agreement is in writing. There are no hidden extras and no invoices appearing later.
- The commission is results-based — it falls due once the deal is signed at the notary.
- Marketing, photos and sales materials are included in the fee, not billed separately.
- The consultation and the valuation are free even if you decide in the end not to sell.
How long it takes
Every property is different, but the typical picture looks like this.
| Preparation | 3–7 days | The meeting, market analysis, photography and materials. |
| First viewings | First week | A correctly priced property draws interest as soon as the listing goes live. |
| From reservation to notary | Usually a couple of weeks | A deal with a bank loan takes longer than a cash purchase. |
| Average time from listing to deal | 45 days | My average so far. |
I held talks with four different brokers. What convinced me about Jan-Erik, despite his young age, was his belief that the apartment would sell and his confidence.
Since our new home was already nearing completion, we did not have much time for the sale. Essentially, within one month and five viewings we had found a buyer at the price we wanted. Every agreement held, and Jan-Erik kept me informed throughout the process. The notarial closing and the handover of the keys both went smoothly. I should add that I first put the apartment up for sale myself, and over those few weeks I received only lowball offers and not a single viewing. Using a broker may look at first like a pointless expense, but from my own experience I can say it was worth every euro.
